# Watkins Environmental ## Project Highlight: Historic J.C. Penney Building URL: https://watkinsenviro.com/blog/project-highlight-historic-j-c-penney-building/ Recently, Watkins Environmental was contracted for a full asbestos abatement, universal waste removal, and complete building demolition of the historic J.C. Penney building at 101 East Main Street (the corner of Main St. and Magnolia) in El Cajon. Construction began on the historic 14,000 square foot building in early 1947, and was completed in October of 1947. Over the years, it was home to several different businesses; first with a Ford Garage and Ford Agency, then Marek Motors, until it was purchased by the J.C. Penney Company in 1947. Asbestos Abatement & Complete Building Demolition Watkins Environmental completed a full asbestos abatement and universal waste removal, removing and disposing of a number of hazardous waste materials (light tubes, electronics, polychlorinated biphenyls, etc). We then demoed the entire commercial structure, including concrete slabs and footings. As this was a high-profile historic structure, our team completed the project with the utmost care, following all necessary policies and procedures outlined by the state and local municipalities. As a leading provider in asbestos and lead abatement, Watkins was incredibly honored and excited to have been a part of this project. Until recently, the building housed a Salvation Army Thrift Store. The goal of this project was to turn the aging historic complex into a dynamic, thriving commercial space. Because of its central downtown El Cajon location, the corner of Main Street and Magnolia is slowly being transformed into a vibrant city space for locals and visitors alike. As a leading provider in asbestos and lead abatement, Watkins was incredibly honored and excited to have been a part of this project. A Leader in the Abatement & Demolition Industry For over two decades, Watkins Environmental has established a proven track record of completing thousands of environmental and demolition projects on schedule. Restoring the Earth, undoing the damages of pollution, and protecting wildlife ecosystems requires both unwavering diligence from the people as well as the assistance of new technology. With the help of new systems and machinery, environmental remediation will be led by the EPA in collaboration with federal and state agencies to govern a new era of environmental conscientiousness. Contaminant Resources Being informed about the most pressing environmental issues today will help individuals and organizations make better choices about appropriate actions. Selecting the right tools requires a comprehensive perspective of the planet’s greatest threats. The official ENVIRO Wiki provides articles written by industry experts and environmental professionals. Categories include characterization and monitoring, contaminants, munitions, management, remediation and transportation, and attenuation. The Interstate Technology and Regulatory Council is committed to providing the public with greater access to clean air, water, and land. The organization is a joint private-public organization that offers training, documents for research, and accepts project proposals from various environmental teams to help cultivate a greater sense of community through their remediation and restorative efforts. Learning About Environmental Technology The U.S. Navy’s remediation technology website provides resources on various tools that work through a variety of processes including anaerobic oxidation, biowall, and electrokinetic EK. From a public standpoint, the Citizen’s Guides to Cleanup Technologies is a wonderful resource with 22 fact sheets detailing various cleanup methods. The information was last updated in 2015. Although it may not feature the most current environmental remediation resources, it still stands as a valuable introductory resource for anyone interested in learning more about remediation technologies and how they work. The EPA’s green remediation page explores solutions and strategies to many environmental issues by considering the best way to reduce footprints during cleanup efforts. Restorative processes in the past may have left more damage in their wake, perpetuating a cycle that must stop for any true progress to take root. Notable on this site is the “Citizen’s Guide to Greener Cleanup”, a two-page PDF that defines green remediation, explains how it works, and why it’s important. Education Breeds Understanding There is often such a focus placed on concepts in today’s media that the ultimate impacts of them go without notice by the general public. Professionals are well aware that their efforts matter, but if those efforts are not sustained by the citizens of planet Earth, they cannot reach their full potential. Making environmental education a priority can help promote a more informed, thoughtful, and altruistic mindset that benefits each individual’s life and the world at large. --- ## Watkins Environmental VP Recognized in 40 Under 40 URL: https://watkinsenviro.com/blog/watkins-environmental-vp-recognized-in-40-under-40/ We’re thrilled to announce that Bryn Butolph, Vice President of Watkins Environmental, has been recognized as one of San Diego Business Journal’s 40 Under 40 finalists for 2024. Asbestos is a toxic mineral that was widely used in building materials until the 1980s. Exposure to asbestos can cause serious health problems, including cancer and respiratory diseases. In this guide, we will explore the dangers of asbestos exposure and the importance of removing it from your surroundings. Where Do You Find Asbestos? Asbestos is a naturally occurring mineral composed of thin, microscopic fibers. It has been widely used in various industries due to its desirable properties, such as heat resistance, electrical insulation, and durability. Asbestos fibers are flexible, resistant to fire, chemicals, and heat, and have excellent insulating properties. Why is Asbestos Removal Important? Asbestos can be very harmful to your health. In fact, it’s a carcinogen (a substance that can cause cancer). Asbestos is harmful primarily because of the microscopic fibers it releases into the air when disturbed. When these fibers are inhaled or ingested, they can cause serious health issues. Some of the potential health risks associated with asbestos include: Respiratory problems: Inhalation of asbestos fibers is a major concern. Once inhaled, the fibers can become lodged in the lungs and respiratory system, causing various respiratory problems. Over time, these fibers can accumulate and lead to inflammation, scarring, and damage to lung tissues. Lung cancer: Prolonged exposure to asbestos significantly increases the risk of developing lung cancer. Asbestos-related lung cancer may occur in individuals who have never smoked. Smokers exposed to asbestos have a synergistic effect, further increasing their risk of developing lung cancer. Mesothelioma: Mesothelioma is a rare and aggressive cancer that affects the lining of the lungs, abdomen, or heart. It is primarily caused by asbestos exposure. Even brief exposure to asbestos fibers can potentially lead to mesothelioma, with symptoms often manifesting several decades after exposure. Asbestosis: Asbestosis is a chronic lung condition caused by the long-term inhalation of asbestos fibers. It results in the scarring and stiffening of lung tissues, impairing the ability to breathe properly. Symptoms of asbestosis include shortness of breath, persistent cough, chest pain, and respiratory complications. Given the severe health risks associated with asbestos exposure, it’s crucial to take precautions to prevent exposure, especially when dealing with asbestos-containing materials or in environments where asbestos may be present. How to Identify Asbestos in Your Environment Our experts have seen a wide variety of places with asbestos throughout the years. We find that older homes are more likely to have asbestos in them; that’s because regulations were put into place in 1979 that were setup to eliminate the use of asbestos products in buildings. Identifying asbestos requires caution and, in most cases, professional expertise. Asbestos fibers are microscopic and cannot be identified by sight alone. However, there are steps you can take to help determine if a material contains asbestos: Assess the age of the building: Determine the age of the building or the material in question. Asbestos was commonly used in construction materials until the late 1980s. If the material predates this period, it is more likely to contain asbestos. Conduct research: Research the history of the building, especially if it has undergone renovations or had materials replaced. Review construction plans, records, or documentation that may indicate the presence of asbestos-containing materials. Visual inspection: Look for materials around the building that were commonly manufactured using asbestos, such as insulation, flooring (especially vinyl floor tiles), ceiling tiles, roofing and siding, and textured paints. Consult professionals: It is strongly recommended to hire a licensed asbestos removal professional like Watkins. These professionals have the necessary training, equipment, and protocols to safely collect samples and accurately analyze them for asbestos content. How to Remove Asbestos Safely & Effectively Removing asbestos should always be handled by trained and licensed professionals due to the high health risks involved. Improper handling can release asbestos fibers into the air, endangering the health of yourself and your family. Plus, in California, a specialist is almost always required to complete an asbestos abatement project because the state upholds such strict regulations for it. If you suspect asbestos-containing materials need to be removed, first hire a reputable asbestos testing company to confirm the presence of asbestos (we can help with recommendations). Then, hire a professional like Watkins Environmental to perform asbestos removal. Our process is straightforward and efficient: just let us know what days and times are good for you and our experts will take care of the asbestos removal and disposal promptly. That’s all it takes! Built and opened in 1959, El Capitan is the fifth of twelve high schools to be constructed in the Grossmont Union High School District. Several recent updates to the school have been made recently, including an $11 million event center that includes an event space, lobby and concession areas, band room, practice room, dance studio, and drama classroom, which was completed in December of 2019. El Capitan High Modernization & Abatement Project In 2019, the high school issued a request for proposal to modernize the 300 and 400 buildings, including asbestos removal, lead abatement, and demolition, as well as several access improvements. Whether you’re planning a DIY project or working with professionals, having knowledge about common floor materials will help you make informed decisions, ensure safety, and achieve your desired outcome. Here are a few things to consider – and what you should know – about all of the most common hazardous materials found in floors during home renovations, their characteristics, and the considerations for handling and modifying them. Hazardous materials in flooring, like asbestos, can pose significant health risks when they are present in buildings or construction materials. While asbestos is one of the most well-known hazardous materials in flooring, several others should be considered when assessing the safety of flooring materials. Here are some common hazardous materials often found in flooring: Asbestos: Asbestos was once a common component in various building materials, including floor tiles, adhesives, and insulation. When asbestos-containing materials become damaged or disturbed, they can release asbestos fibers into the air, which, when inhaled, can lead to serious health problems such as lung cancer, asbestosis, and mesothelioma. Lead-based paint: In older buildings, lead-based paint may have been used on wooden floors or other surfaces. When the paint deteriorates, it can release lead dust or chips, which is particularly dangerous for young children and pregnant women. Lead exposure can lead to developmental issues and cognitive impairments. Volatile Organic Compounds (VOCs): Some flooring materials, especially certain types of carpeting and vinyl flooring, may emit volatile organic compounds (VOCs). These chemicals can contribute to indoor air pollution and may cause health problems, including respiratory irritation and exacerbation of asthma. To address these potential hazards, it’s crucial to conduct thorough assessments and testing when renovating or working with older buildings. If hazardous materials are identified, they should be handled and removed by trained professionals like Watkins Environmental following safety guidelines and regulations. Health Risks Posed by Hazardous Flooring Materials Hazardous flooring materials can pose a range of health risks to individuals who come into contact with them; however, the specific health risks vary depending on the type of hazardous material and the extent of exposure. Asbestos, for instance, can cause mesothelioma, a rare and aggressive cancer that affects the lining of the lungs, abdomen, or other organs; and asbestosis, a chronic lung condition that results from long-term asbestos exposure, causing scarring of lung tissue and difficulty breathing. VOCs can cause respiratory problems and exacerbate asthma symptoms, as well as cause headaches and allergies to worsen. Whether you’re planning a DIY project or working with professionals, having knowledge about common wall materials will help you make informed decisions, ensure safety, and achieve the desired outcome. Here are a few things to consider – and what you should know – about all of the most common materials found in walls during home renovations, their characteristics, and the considerations for handling and modifying them. Identifying Lead in Walls Identifying lead in walls during home renovations is essential to ensure the safety of you and your family, especially in older homes that may have been painted with lead-based paint. Lead exposure can lead to serious health issues, particularly for young children and pregnant women. It’s particularly dangerous because even small amounts can cause great harm over a long period of time. You can get lead poisoning through: Ingesting lead or lead-based paint Touching lead-based paint Breathing in any fumes from burning lead paint If you suspect your home might have been painted with lead-based paint, it’s essential to hire a reputable lead removal company like Watkins Environmental to properly remove the materials and keep your home safe. Recognizing Asbestos in Wall Construction Recognizing asbestos in wall construction is vital during home renovations or when dealing with older buildings. Asbestos is a naturally occurring mineral that was once widely used in construction materials for its fire-resistant and insulating properties. However, it is now known to be extremely hazardous when its fibers become airborne and are inhaled, potentially leading to serious health issues, including lung diseases and cancer. Here are some steps to help you recognize asbestos in wall construction: Age of the building: Asbestos was commonly used in building materials until the late 1980s when its use was significantly restricted or banned. If your building was constructed before the late 1980s, there is a higher likelihood of asbestos-containing materials (ACMs) being present in the walls. *Note: Keep in mind that although it was banned, there was a large amount of materials with asbestos present which was continued to be used by builders ignoring the ban. So unfortunately, there’s no safe cutoff for a certain time frame when a home or business would have those materials in it. Furthermore, anytime renovations are being done a comprehensive hazardous material survey is required prior to moving forward. Visual inspection: Look for signs of potential ACMs. Asbestos cement sheets may have a corrugated appearance, and asbestos insulating board (AIB) may appear as a smooth, grayish board. Asbestos joint compound is typically white and may have a powdery texture, while textured coatings may have a popcorn or stippled appearance. *Note: a lot of building materials look similar, so it’s always best to perform a professional inspection to confirm the presence of asbestos. Visual inspection: Look for signs of potential ACMs. Asbestos cement sheets may have a corrugated appearance, and asbestos insulating board (AIB) may appear as a smooth, grayish board. Professional inspection: If you suspect the presence of asbestos or are unsure about the materials in your walls, it’s best to consult with a certified industrial hygienists. These professionals have the expertise and proper equipment to safely collect samples for laboratory analysis. Professional asbestos removal: If asbestos is found in your walls, avoid disturbing the material. Asbestos-containing materials can be safe when undisturbed, but any attempts at renovations, drilling, or removal can release dangerous fibers into the air. Hire professionals experienced in asbestos abatement to handle the material safely and in compliance with local regulations. Other Common Wall Materials and Considerations Paint and older homes that may contain asbestos aren’t the only things to consider during a home renovation. Other materials, including drywall and plaster, should be thoroughly examined prior to any renovation as well to ensure safety and achieve a successful home renovation. Drywall (Gypsum Board) Commonly used in modern construction, drywall is a panel made of gypsum sandwiched between thick paper sheets. It provides a smooth surface for painting and finishing. Be cautious when drilling or cutting into drywall, as inhaling gypsum dust can be harmful. Use proper safety equipment, such as masks and goggles. Ensure that the drywall is properly secured to the studs for stability. If you encounter water damage or mold on drywall, address the issue promptly to prevent further deterioration. Plaster Plaster is an age-old wall material that was extensively used before drywall became popular. It consists of a mixture of lime, sand, and cement applied in layers to create a smooth and durable surface. At one point in time, plaster commonly contained asbestos. Renovating plaster walls can be more challenging than working with drywall due to their thickness and composition. Properly assess the condition of the plaster to determine if repairs or replacement are necessary. Patching or repairing plaster requires skill, so consider hiring professionals for the best results. Insulation Insulation plays a crucial role in maintaining temperature control and energy efficiency within a home. Common insulation materials include fiberglass, cellulose, and foam. Inspect the existing insulation for signs of damage or deterioration during renovations. When installing new insulation, ensure it is appropriately sized and fits tightly to prevent air leakage. Follow safety guidelines when handling insulation materials, as some may cause skin irritation or respiratory issues. URL: https://watkinsenviro.com/blog/commercial-asbestos-abatement-why-hire-a-specialist/ If you’re a contractor, a business owner, or a homeowner, you are likely already aware of the very detrimental problems asbestos can cause. These treacherous, naturally occurring fibrous minerals can come in many different forms and can create serious health problems. In fact, asbestos is officially classified as a human carcinogen, which is why it’s so dangerous to have in any building – especially if you are doing any tear-down or remodeling. The best and most important time to remove asbestos is when changing the internal structure. California Laws Regarding Asbestos Abatement So, why have a specialist involved? In California, a specialist is almost always required to complete an asbestos abatement project because the state upholds such strict regulations for it. First, California asbestos law requires employees and contractors working on asbestos projects greater than 100 square feet with an asbestos concentration above 0.1 percent to register with the Asbestos Contractors’ Registration Organization. Anyone handling asbestos must have certification. On the actual abatement site itself, all workers must wear respirators and multiple layers of protective clothing. In the removal of friable asbestos, the materials containing must be adequately wetted before removal to limit airborne asbestos fibers, which are dangerous carcinogens. All asbestos-containing materials must also be intact when removed unless deemed impossible by the contractor. Additionally, everyone who handles asbestos must receive thorough training and education beforehand. Because the laws regarding asbestos abatement in California are so complex, it’s important to hire a trusted, licensed, and experienced professional to handle your asbestos project. The first priority is to disconnect all of the utilities: electrical lines (if above ground) are removed when the power is cut off and the meter is removed by SDG&E, water is shut off, and gas service should be stopped. Keep in mind gas service can take up to 45 days for full disconnection. The owner will also be required to sign and notarize their permission to demolish the structure on the permit application. Ready to get started on your residential demolition project? Contact Watkins Environmental in San Diego for a free estimate today! What interior demolition services do you offer for commercial and residential properties in San Diego? We provide full and selective interior demolition services for commercial and residential properties, including the removal of walls, ceilings, flooring, fixtures, cabinetry, and non-load-bearing structures to prepare spaces for renovation or reconfiguration. Can interior demolition be done while a home or business is still occupied? Yes. Many interior demolition projects are performed in phases with controlled work areas, allowing parts of a home or commercial space to remain usable depending on the scope of work. How do you control dust and debris during interior demolition projects? We use containment barriers, negative air pressure, dust suppression methods, and careful debris removal to protect surrounding areas, maintain indoor air quality, and keep job sites clean and safe. Do you coordinate interior demolition with asbestos, lead, or mold remediation Yes. If hazardous materials are present, interior demolition is coordinated with environmental abatement services to ensure asbestos, lead, or mold is properly addressed before or during demolition in compliance with regulations. How long does an interior demolition project typically take in San Diego? Project timelines vary based on building size, materials being removed, and access requirements. Most interior demolition projects follow a phased process that includes planning, selective removal, debris hauling, and site readiness for the next phase of construction. Wrecking a residential building can be dangerous if put in the hands of an inexperienced company. All demolition contractors must follow OSHA standards for employee safety as well as EPA standards when it comes to deconstructing buildings in a way that is environmentally safe. At Watkins Environmental, with our decades of on-site work experience behind us, we have what it takes to complete all of your San Diego residential demolition needs. Get it Done right Why Hire a Professional for Residential Demolition It’s important to hire a fully licensed and experienced residential demolition contractor, regardless of the scope or size of your project. Residential demolition requires expert knowledge surrounding safe deconstruction practices (especially if the home or residence is next to another home or building) and the handling of hazardous materials. There are often hazardous materials present in older homes, including asbestos, lead, and universal waste — all of which must be safely removed prior to any demolition work. But even more importantly, the contractor should be thoroughly experienced in residential demolition specifically. That’s where we come in. Watkins Environmental has decades of experience performing complete and partial residential demolition. To learn more about our demolition services or to get started: Get A Free Estimate (858) 268-1500 Lead Removal FAQs How much does residential demolition cost? Typically, the price for demolishing a residential building varies widely depending on the condition and sizing of the building, as well as whether it’s a complete or partial demo. However, the accurate estimation of any residential demolition project depends on: 1. Square footage of the building 2. Whether or not hazardous materials are present 3. Landfill and hauling fees 4. Fees for permits, licenses, and other policies How is residential demolition done? The two most common ways to demolish a house are either traditional, mechanical demolition with the assistance of heavy equipment, or by tearing down the house by hand (also known as deconstruction). Mechanical demolition is the most common form of demolition — the house is ripped down with the help of hydraulic excavators and other heavy machinery. The resulting debris is then hauled away via trailer or dumpster. The second method, also known as “green demolition” or “demolition by hand,” is deconstruction, which is the process of manually stripping and deconstructing the house piece by piece with the intent of salvaging as many of the materials inside the home as possible. What happens to the debris and other materials? Most of the building materials on a demolition project are reused, recycled, or salvaged. Common items that may be reused or recycled in some way include flooring, carpets, plasterboard, wood, roofing materials, ceiling tiles, and insulation material. It’s even possible to save or salvage materials like concrete, brick, and porcelain, and occasionally soil. What’s the difference between demolition and deconstruction? As the recycling rates from both conventional demolition and deconstruction are generally about the same (often close to 90% of the material on a project site), the main difference between the two processes tends to be that deconstruction is usually much more labor-intensive than conventional demolition, where a considerable amount equipment and technology is used. Deconstruction involves the hand dismantlement of potential recyclables, and can be more time consuming than conventional structural demolition that utilizes heavy equipment and specialized attachments. The goal of both demolition and deconstruction, however, is the same: to maximize the amount of marketable recycled material generated on a project site. Do I need to prepare my home for demolition? There are a few things that need to be done before a demolition team can get started. Are there permit requirements for residential demolition? A contractor must have the proper local and state licensing in order to perform any type of demolition work. These contractor licensing requirements vary from state-to-state. Watkins Environmental is fully licensed and permitted for demolition work in the State of California. Ready to get started on your residential demolition project? Contact Watkins Environmental for a free estimate today! What residential demolition services do you offer in San Diego? How do you ensure safety during residential demolition projects? All residential demolition work follows California and San Diego safety standards. We use controlled demolition methods, proper containment, and detailed planning to protect occupants, neighboring properties, and utilities. Can demolition be coordinated with asbestos, lead, or mold removal? Yes. If asbestos is discovered, understanding asbestos abatement before demolition can help homeowners prepare for the containment, removal, and clearance procedures that must occur before demolition begins. Asbestos is a naturally occurring mineral composed of soft and flexible fibers that are resistant to heat, electricity and corrosion. These qualities make the mineral useful, but they also make asbestos exposure highly toxic. Asbestos is an effective insulator, and it can be used in cloth, paper, cement, plastic and other materials to make them stronger; however, when asbestos dust is inhaled or ingested, mineral fibers can become permanently trapped in the body. Over decades, trapped asbestos fibers can cause inflammation, scarring and eventually genetic damage. Asbestos also causes other forms of cancer as well as progressive lung disease. Where is asbestos found? San Diego structures built between the 1930s and the 1980s likely contain the mineral in some form. Asbestos was used in thousands of consumer products that were used in the construction of buildings across the country. Today, the carcinogenic material is still found in many structures, exposing asbestos to people in their homes, workplaces, and schools. Asbestos is typically found in: Air duct coverings Automobile clutches and brakes Door gaskets Exterior window panels Floor and walls around wood-burning stoves Gutters Heat-resistant fabrics Hot water and steam pipes coated with asbestos material Insulation Oil, coal furnaces, and door gaskets with asbestos insulation Pipes Popcorn Ceiling Roofing and siding shingles Textured paint and patching compounds on walls and ceilings Vinyl floor tiles, vinyl sheet flooring, and adhesives Water tanks Are there different types of asbestos? Technically, the term ‘asbestos’ refers to six unique minerals — chrysotile, amosite, crocidolite, anthophyllite, tremolite and actinolite. Chrysotile (white asbestos) is the most commonly used form of asbestos, while Amosite (brown asbestos) was used most frequently in cement sheets and pipe insulation. Crocidolite (blue asbestos) was commonly used to insulate steam engines, and Anthophyllite, Tremolite, and Actinolite are much less common and rarely found in commercial structures. Is asbestos harmful to your health? Yes, scientific studies show exposure to asbestos is linked to several diseases, including cancers. Mesothelioma is a type of cancer almost exclusively caused by asbestos exposure. The mineral also causes asbestos-related lung cancer, ovarian cancer and laryngeal cancer. Other asbestos-related diseases include: Asbestosis Pleural effusions Pleural plaques Pleuritis Diffuse pleural thickening COPD What questions should I ask before hiring a San Diego Commercial Asbestos Contractor? Having information about your potential contractor can help you make a more informed decision when it comes to hiring. Here are some questions you should ask before hiring an asbestos contractor: Are you licensed by the California Department of Health as an asbestos contractor? How much will the asbestos removal cost and what does the cost include? What type of clients have you performed asbestos abatement for in the past? Do you have any references? What happens during asbestos removal? Before the abatement process begins, you should receive a written contract outlining all abatement plans and procedures — including details about the containment and decontamination areas, procedures for removal and disposal, and the regulations your company is required to follow. The abatement process includes: Regulating the Work Area: Once workers arrive on site, they will begin the asbestos abatement process by setting up a containment area. This process involves sealing air ducts, disabling HVAC systems, setting up negative pressure equipment, and plasticizing walls, floors, ceilings, and any other necessary areas. Proper Demarcation: The work site should be clearly marked as a hazardous area and only workers should be permitted. Removing Asbestos Materials: Workers will use special equipment to remove asbestos-containing material. Afterward, the material is double bagged in asbestos disposal waste bags, sealed, and stored in a designated dumpster with a protective poly lining. Cleanup Procedures: Once asbestos-containing material is removed from the home or building, any equipment used or clothing worn by workers must also be properly removed in order to prevent contamination of any other areas of the building. Afterward, the area is thoroughly cleaned and a high-efficiency particulate air (HEPA) vacuum is used to gather small particles of dust. Following the removal of all asbestos-containing material, it is required that the area is tested by a third-party certified air sampler. This ensures that the abatement contractor followed proper procedures during the abatement process and any airborne asbestos is well below permissible levels. To get started on the asbestos removal process for your San Diego home or business, call us today at (858) 268-1500 for a free estimate. For a closer look at containment, material removal, cleanup, and clearance testing, review our guide to the asbestos abatement process. What does your commercial asbestos removal service include in San Diego? Our service includes asbestos inspection, containment setup, safe removal of asbestos-containing materials, regulated disposal, and final cleanup and clearance to prepare commercial spaces for reuse. How do you manage asbestos risks during a commercial project? We follow strict federal and California regulations, using trained crews, proper containment, negative air pressure, and sealed waste packaging to control airborne fibers throughout the abatement process. When is asbestos removal required for commercial buildings in San Diego? Asbestos removal is essential when asbestos materials are disturbed, damaged, or discovered during renovations or demolition—especially in buildings from the 1930s to the 1980s where asbestos was commonly used. What kinds of asbestos-containing materials do you remove? We handle a wide range of materials often found in older commercial structures, including insulation, pipe coverings, textured ceilings, flooring materials, and other legacy products containing asbestos fibers. How long does a commercial asbestos abatement project take in San Diego? Timelines vary by building size and the amount of asbestos present. Projects follow a phased approach—testing, containment, removal, cleanup, and final verification—so duration depends on scope and regulatory requirements. What selective demolition services do you offer for commercial and residential properties in San Diego? We provide selective demolition services for both commercial and residential properties in San Diego, including targeted removal of walls, flooring, ceilings, concrete, exterior features, and specific structural elements while preserving surrounding areas. How is selective demolition different from full demolition? Selective demolition focuses on removing only designated portions of a structure rather than tearing down the entire building. This approach is ideal for remodels, tenant improvements, and renovations where existing structures need to remain intact. Can selective demolition be performed while a property is occupied? Yes. Many selective demolition projects are completed in phases with controlled work areas, allowing homes or businesses to remain partially occupied depending on the scope and location of the work. How do you control dust, debris, and safety during selective demolition? We use containment barriers, dust control methods, proper equipment, and detailed planning to minimize disruption, protect surrounding spaces, and maintain safe job sites throughout the demolition process. Do you coordinate selective demolition with asbestos, lead, or mold removal? Yes. When hazardous materials are present, selective demolition is coordinated with environmental abatement services to ensure asbestos, lead, or mold is properly addressed before or during demolition in compliance with local, state, and federal regulations. Typically, the price for exterior demolition varies widely depending on how much material and what type of structure is being demolished, as well as the current condition and size of the building. However, the accurate estimation of any residential demolition project depends on: 1. Square footage of the building 2. Whether or not hazardous materials are present 3. Landfill and hauling fees 4. Fees for permits, licenses, and other policies How is exterior demolition performed? The most common method for exterior demolition is mechanical demolition, which is performed with heavy machinery such as excavators, bulldozers, wire rope pulls, etc. It’s typically the most efficient for large-scale commercial demolition projects because of their precision and impressive technology for accuracy and safety. A second method is deconstruction, although it’s a much slower and detailed process than standard mechanical demolition. During exterior deconstruction, the structures that need to be demoed are deconstructed piece-by-piece using hand tools, as opposed to heavy machinery, to carefully dismantle the building with the objective of recovering as much salvageable material as possible. This method is more expensive upfront, but you can often recoup much of your investment by re-using or selling the salvaged materials. Do I need to prepare my home or business for exterior demolition? There are a few things that need to be done before a demolition team can get started. Are there permit requirements for exterior demolition? A contractor must have the proper local and state licensing in order to perform any type of demolition work. These contractor licensing requirements vary from state-to-state. Watkins Environmental, based in San Diego, is fully licensed and permitted for demolition work in the State of California. What exterior demolition services do you offer for commercial and residential properties in San Diego? We provide exterior demolition services for both commercial and residential properties, including the removal of exterior walls, facades, concrete, decks, balconies, carports, garages, and other exterior structures to prepare sites for renovation or redevelopment. Can you perform exterior demolition without impacting the interior of the building? Yes. Our exterior demolition services are designed to selectively remove exterior components while protecting interior spaces, structural integrity, and surrounding features whenever possible. How do you manage safety and debris during exterior demolition projects in San Diego? We use controlled demolition methods, proper barricading, dust control, and debris management to maintain safe job sites and protect nearby properties, pedestrians, and occupants in residential and commercial areas. Do you coordinate exterior demolition with environmental services like asbestos or lead removal? Yes. If exterior materials contain asbestos, lead, or other hazardous materials, demolition is coordinated with environmental abatement services to ensure compliance with local, state, and federal regulations. Most exterior demolition projects follow a phased process that includes planning, selective removal, debris hauling, and site preparation for the next phase of construction. Popcorn ceilings, also known as acoustic ceilings, are textured ceilings popular in residential homes from the 1950s to the 1980s. These ceilings have a bumpy, cottage cheese-like appearance and were designed for soundproofing and concealing imperfections. Why should I remove my popcorn ceiling? Removing popcorn ceilings can improve the look and feel of your home, increase its market value, and eliminate potential health hazards such as asbestos or dust accumulation. This is particularly important if the popcorn ceiling is deteriorating or in poor condition. How can I tell if my popcorn ceiling contains asbestos? The only way to confirm if your popcorn ceiling contains asbestos is to have it tested by a certified asbestos professional. It is important not to disturb the ceiling until testing confirms it is safe. What are the health risks associated with asbestos exposure? Asbestos exposure can lead to serious health conditions, including: Asbestosis: Scarring of lung tissue. Lung Cancer: Particularly for smokers exposed to asbestos. Mesothelioma: A rare and aggressive cancer affecting the lining of the lungs or abdomen. Even low-level exposure can be hazardous over time, making professional abatement essential. Is popcorn ceiling removal safe? Yes, when performed by licensed professionals, popcorn ceiling removal is safe. Experts use specialized tools and follow strict safety protocols to ensure hazardous materials like asbestos are handled properly and disposed of in compliance with regulations. Can I remove asbestos myself? It is strongly advised not to attempt asbestos removal on your own. Handling asbestos-containing materials without proper training and equipment poses significant health risks and violates state and federal regulations. Always hire certified asbestos professionals for safe and legal abatement. What is the process for removing a popcorn ceiling? Assessment and Testing: Asbestos Testing: Asbestos testing is conducted by collecting a sample and having it analyzed by a certified laboratory. If asbestos is detected, abatement protocols are implemented. Preparation: Permits: Watkins handles all required permits to ensure compliance with local regulations. Clear the Area: Remove all furniture, fixtures, and personal items to prevent contamination. HVAC Systems: Shut down heating, ventilation, and air conditioning to prevent the spread of fibers. Containment: Seal the Work Area: Cover walls, floors, and remaining fixtures with plastic sheeting, securing seams with duct tape. Decontamination Zone: Set up clean and dirty sections for safe entry and exit. Negative Air Pressure: Use HEPA-filtered negative air machines to capture fibers and prevent escape. Personal Protective Equipment (PPE): Clothing: Workers wear disposable coveralls, gloves, and shoe covers. Respirators: Use HEPA-filter-equipped respirators to avoid inhaling fibers. Wet Removal Method: Dampen the Ceiling: Lightly mist the ceiling with water and detergent to minimize dust. Scrape Off Material: Gently scrape the popcorn texture, allowing debris to fall onto plastic sheeting. Cleanup and Disposal: Debris Collection: Place all removed material and plastic sheeting into labeled, leak-tight containers. Tool Decontamination: Clean equipment to remove asbestos residues. Disposal: Transport sealed containers to an approved asbestos disposal facility. Final Clearance: Air Monitoring: Conduct air quality tests to confirm no airborne fibers remain. Third-party clearance certifications are encouraged. Inspection: Perform a thorough inspection to confirm safe and complete removal. How long does it take to remove a popcorn ceiling? The duration of the project depends on the size and condition of the ceiling. On average, it takes 1-3 days to remove a popcorn ceiling from a typical residence. Will popcorn ceiling removal create a lot of dust? Professional removal services use advanced equipment and containment techniques to minimize dust. Proper preparation, such as sealing off the area and using plastic sheeting, ensures debris is contained. Can I stay in my home during the popcorn ceiling removal? It is uncommon and generally not recommended to stay in the home during abatement, especially when asbestos is involved. This is for your safety and comfort.
