What is Interior Demolition?

What isInterior Demolition?

Interior demolition is essentially any non-structural demolition of spaces. It can include everything from wall and ceiling removal, floor removal, and even salvaging of materials for future use or recycling. There can also be some selective structural demolition, which includes the removal of walls and certain beams.

One common form of interior demolition is often referred to as “gutting” a building or portion of a building. This process includes the full removal and disposal of a structure’s interior elements, leaving an empty shell of a building (or portion of building) with nothing but the essentials inside.

This can include HVAC systems (including electrical elements, compressors, coils, ductwork, exhaust outlets, blowers, and more), electrical components (lighting, wiring, generators, security systems, etc.), fire alarms and sprinkler systems, information technology (IT) hardware, hot and cold water pipes, gas pipes, and boilers, just to name a few.

How much does interior demolition cost?

The price for interior demolition varies widely depending on how much material and what type of structure is being demolished, as well as the current condition and size of the building. However, the accurate estimation of any demolition project depends on:

1. Square footage of the building

2. Whether or not hazardous materials are present

3. Landfill and hauling fees

4. Fees for permits, licenses, and other policies

How is interior demolition done?

As the name suggests, an interior demolition involves stripping the interior building components of a structure. This type of demolition is typically used in remodeling projects. An interior demolition project may include digging floor trenches and removing slabs, drywall, stud walls, flooring, appliances, non-load-bearing walls, cabinets, or concrete walls.

If an old office building is being turned into a warehouse space, the interior walls may be removed to create an open area. Interior demolition may also be a necessary step in the mold remediation or asbestos removal process.

Do I need to prepare my home or business for interior demolition?

There are a few things that need to be done before a demolition team can get started. The first priority is to disconnect all of the utilities: electrical lines (if above ground) are removed when the power is cut off and the meter is removed by SDG&E, water is shut off, and gas service should be stopped.

Keep in mind gas service can take up to 45 days for full disconnection. The owner will also be required to sign and notarize their permission to demolish the structure on the permit application.
